Purpose –
First, we should decide the purpose of commercial property like. Are you buying the property to open the retail sales shop or open any offices? Make sure about your purpose for commercial property. Please decide that business which is profitable at that location.
Location-
After deciding your purpose of business, you must have decided for location. Look your proper location advantages. You have to look at the infrastructure of that location where you want to start your business. You have to see the location advantages like Metro, Hospitals, Public Transports Etc. If you are looking for commercial property in Delhi/NCR. Noida is the best location in my point of view. Because nowadays greater Noida and Noida extension are growing day by day. Many metro stations are constructing there and people are moving there very fast. Many constructions are running there. Many projects are running there which provide you the fixed assured rental. We have the projects which are running in Greater Noida West named GALAXY BLUE SAPPHIRE PLAZA.
Good qualities of Buildings –
The third things are good qualities are buildings that are A+ A, B+B. You must have to look at the quality of the buildings. There are the many buildings are located in the same location but the best quality of buildings rented first. Because the best quality’s building always demanded first.
High Rental Returns-
The biggest advantage of invest in commercial property is high rental returns. It gives you the higher rental returns like 6 – 12 % as compared to the residential (2-4%). For example, if you have 1 crore rupees and you have 2 option of investing the first one is commercial property and the second one is residential property. If you invest in commercial property you can get the 6 lacs per year it means 50 thousand per month and if you earn 12% then you can get the 12 lacs per year it means 1 lacs per month. But at the same place if you invest in residential property you can get only 2 or 4 lacs per year.
Long – Term Leases -
Commercial property generally signed for 5 to 15 years. At the same place, residential property signed the lease only for 11 months. It is generally made 3+3+3 or 5 + 5 + 5 it means the landlord can do the agreement for 3 years and then you will have to renew again for 3 or 5 years.
Premium property-
Which property is situated on the ground floor or facing the all sides like east west north and south that type of property is called premium property? We should invest in premium property because the customer will not prefer to go the upside for shopping. Customer will prefer to buy something from the ground floor because of time-consuming but if you don’ t have premium property then it's no big deal but you should keep in your mind about the convenient like lifts or escalators. If the customer wants to go on the top floor or 2nd floor or any other floor in your shop then he can go by the lift or escalators. But the premium property generally being so expensive but its ok.
